TRADITIONAL HOME INSPECTION

RedBeard Inspections will provide a thorough inspection of the physical structure as well as each of the home’s major systems and provide a detailed report and summary. I adhere to the State of Nevada Standards of Practice and Conduct, a copy of which is sent anytime you schedule an inspection with me.  I guarantee that you will have your inspection report within 24 hours of the completion of the actual inspection, and in a lot of cases much sooner (large custom homes, multi-unit and commercial properties could be longer depending on individual property).  Your inspection report provides a comprehensive understanding of up to 15 different categories with hundreds of items listed, depending on the type of property being inspected, including:

CONDO/TOWNHOUSE INSPECTIONS

RedBeard Inspections will provide a thorough inspection on the physical structure as well as each of the condo’s or townhouse’s major systems and provide a detailed report and summary.  Condos and townhouses differ from houses in that they are overseen by the Home Owner’s or Condo Association “Common Elements” areas.  We make sure you will know the condition of as many areas as possible, even any “Common Elements” issues that may be found.  RedBeard Inspections extensive inspection of the condominium or townhouse interior reviews the structure, mechanical and plumbing, electrical and heating/AC systems within the unit, including any built-in appliances.

DUPLEX/MULTI-PLEX INSPECTIONS

RedBeard Inspections will provide a thorough inspection on the physical structure as well as each of the for multi-unit properties (duplexes, multiplexes, etc.) major systems and provide a detailed report and summary.  Similar to a full home inspection, this inspection provides a comprehensive understanding of all visual aspects of the individual units of a property, as well as all shared major systems and structural components.

“INSPECTOR VIEW” VIDEO EDIT

RedBeard Inspections uses video equipment on every inspection to ensure the accuracy and thoroughness of your inspection, report and summary.  This allows us to watch the video as we are building the reports to provide pin point detailed information.  I offer a “Inspector View” video edit, which allows you to see exactly what I saw during your inspection, ideal for out of town clients, those clients who haven’t had a chance to see the property in person who haven’t had a chance to spend much time at the property, or a hard to deal with HOA on Condo Association for proof of the seriousness of a particular issue.  Video edits run an average of about 30 minutes and correlate with written report and summary.  I send the video edits on a company flash drive, including all of the original images included in the inspections report for the client to keep.  Give me a call for details and pricing.

JAPANESE TRANSLATED SUMMARIES

RedBeard Inspections offers a Japanese translated inspection summary for those clients from Japan or those clients who may speak Japanese as a first language.  My better half is originally from Japan which allows us to cater to the Japanese investors.  Pricing depends on size and type of property as well as the client’s diligence time frame.  Give me a call for details and pricing.

SWIMMING POOL & SPA INSPECTIONS

RedBeard Inspections swimming pool and spa inspections include the safety of the walking surfaces, access doors and fences, re-circulation equipment, and safety and emergency equipment is assessed. If significant issues are located on this thorough visual inspection, further evaluation and/or repair may be recommended. If a swimming pool and/or spa inspection is included in your specific inspection, the inspection summary will include these sections (as applicable) and provide a list of any items or systems that range from attention or maintenance after moving into the home up to needing further evaluation and/or requires repair or replacement by licensed professionals.

SPRINKLER & IRRIGATION SYSTEM INSPECTIONS

Sprinkler system leaks and failures can lead to high water bills and potential damage to your new home or property. Before you purchase a home with a sprinkler system, have it inspected. Even though most of the sprinkler system is located underground, the sprinkler inspection will assess the sprinkler operation, including a visible inspection of the controllers, connections, sprinkler head locations, etc. If significant issues are located on this thorough visual inspection, further evaluation and/or repair may be recommended. ALARM SYSTEM INSPECTIONS

Due to a variety of security systems which have different operating procedures and equipment, home inspectors do not inspect a home’s security system when conducting a home inspection due to a variety of security systems which have having different operating procedures and equipment.  RedBeard Inspections has partnered with Millennium Alarm Systems, an authorized ADT dealer, to offer home buyers the opportunity to have their prospective home’s security system evaluated free of charge at the time of the RedBeard Inspections home inspection. Millennium Alarm Systems inspects the home’s alarm system, including all components and locations within the property, and provides an alarm inspection report to the home buyer for reference.

COMMERCIAL INSPECTIONS

Commercial property inspections are a growing portion of the inspection industry. Evaluation of a commercial property has many of the same attributes as a residential home inspection.
