TRADITIONAL HOME INSPECTION
RedBeard Inspections provides a detailed inspection of the physical structure and every normally installed major system in the home, backed by a detailed report and summary. We follow the State of Nevada Standards of Practice and Conduct (a copy of which is sent whenever you book an inspection with us). The inspection report and summary are delivered within 48 hours of the completion of the actual inspection (larger custom homes and multi-unit properties can take longer).

The inspection report and summary provide a list of up to 15 different categories (depending on the type of property), and will flag anything needing attention, maintenance, or further evaluation by licensed professionals. Client consultation is included as part of any home inspection, including reviewing and answering any questions you may have as well as walking the property at the end of the inspection if requested.

CONDO/TOWNHOUSE INSPECTIONS
Condos and townhouses are different from SFR homes, in that they are typically overseen by HOA or Condo Association oversight, known as “Common Element” areas. RedBeard Inspections will inspect the structure and normally installed major systems within your specific unit and will note any Common Element issues we find along the way.
 
DUPLEX/MULTI-PLEX INSPECTIONS
Duplex and multi-family inspections are similar to full home inspections but scoped for multi-unit properties. We inspect the major components in each individual unit as well as any shared systems and structural components for the entire property.
 
 
 
SWIMMING POOL & SPA INSPECTIONS

Swimming pools and spas are not included in the scope of a typical Nevada home inspection, but they can be inspected with an addendum to your inspection agreement. RedBeard Inspection’s swimming pool and spa inspections assess walking surfaces, access doors and fencing, re-circulation equipment, and safety/emergency equipment, but are largely limited in nature. If we find significant issues, we’ll recommend further evaluation or repair. The swimming pool and spa findings are included in your inspection report and summary when these add-ons are part of your inspection.

IRRIGATION SYSTEM INSPECTIONS

Like pools and spas, irrigation systems are not included in the scope of a typical Nevada home inspection and are largely limited in nature. Irrigation leaks and failures can lead to high water bills and property damage. While most of the irrigation system is underground, we visually inspect easily accessible controllers, connections, supply components, and sprinkler/bubbler head locations. END OF FIRST YEAR INSPECTION

Also known as an anniversary inspection, end of first year inspections are available for brand new homes, condos and townhomes and are recommended 30–60 days before your builder’s one-year warranty expires. This inspection addresses any warranty-related concerns worth raising with the builder with enough time left to get repairs done before your first-year warranty runs out.
