ADVANTAGES TO THE REAL ESTATE AGENT:
- The reports help sellers see their homes through the eyes of a critical third-party, thus making sellers more realistic about asking price.
- Agents are alerted to any immediate safety issues found, before other agents and potential buyers tour the home.
- Clean reports can be used as marketing tools to help sell the homes.
- The reports might relieve prospective buyers’ unfounded suspicions, before they walk away.
- Seller inspections eliminate “buyer’s remorse” that sometimes occurs just after an inspection.
- Seller inspections relieve the agent of having to hurriedly procure repair estimates or schedule repairs.
- The reports might encourage buyers to waive their inspection contingencies.
- Deals are less likely to fall apart, the way they often do, when buyer’s inspections unexpectedly reveal last-minute problems.

PRE-LISTING INSPECTION (FOR SELLERS)
RedBeard Inspections pre-listing home inspection will provide a thorough inspection on the physical structure as well as each of the home’s major systems and provide a detailed report and summary. It provides sellers with comprehensive information on the current condition of their home and includes recommendations for property repairs and enhancements to improve the home’s value and marketability. You can work with your real estate agent to either decide which areas to improve before putting the house on the market, or to adjust the sale price to reflect any costs of repairs that would be revealed in a home inspection performed later by a potential home buyer during the contingency process. And if you’ve maintained and updated your home over the years, a pre-listing home inspection report serves as a valuable sales tool documenting the attention to detail and care you’ve taken in protecting your investment. Similar to a full home inspection, I adhere to the State of Nevada Standards of Practice and Conduct, a copy of which is sent anytime you schedule an inspection with me. Your inspection report provides a comprehensive understanding of up to 15 different categories with hundreds of items from the foundation to the roof and all the major systems of the house – electrical, plumbing, heating/air conditioning, etc. depending on the type of property being inspected.

Before you purchase a home with an irrigation system, it’s a good idea to have it inspected. Even though most of the irrigation system is located underground, the irrigation inspection will assess the operation of the irrigation system, including a visible inspection of the controllers, connections and/or supply components, sprinkler and/or bubbler head locations, etc. If significant issues are located on this thorough visual inspection, further evaluation and/or repair may be recommended.
